The clubhouse was full when we got to the Harmony Reserve home show, and it stayed that way. Mario and Dalton spent the morning at our table meeting residents, answering questions about air conditioning, and watching a bucket of candy disappear faster than any of the brochures. Thank you to everyone who stopped to say hello.
We go to a fair number of these. This one was a good one.
A Full House at the Harmony Reserve Home Show
Harmony Reserve is a gated 55+ community off 58th Avenue in Vero Beach, a little north of the Indian River Mall, built out across roughly 128 acres with about 413 homes planned when it is finished, split between single family houses and attached villas. The clubhouse holds a fitness center, a banquet hall and a card room, which is why an event like this can fill up the way it did.
We were one table among many. There were insurance people, health plan people, and a steady current of residents working the room with tote bags. That is the honest shape of a community home show, and we like it, because nobody is there under pressure. People stop when they have an actual question.

Why Ten Years Keeps Coming Up at Harmony Reserve
Here is what makes this particular community interesting to us, and it is not something we can say about most places we work.
Harmony Reserve has been building since the mid 2010s and is still going today. That means the neighborhood holds two completely different populations of equipment behind one gate. The earliest homes are now running air conditioners that are approaching the ten year mark. Homes a few streets away are nearly new and still inside their builder warranty.
Ten years is a meaningful number for a Florida air conditioner. It is not a death sentence and we are not going to tell you it is. Plenty of systems run well past it. But ten years is roughly where the conversation changes from what broke and what does it cost to fix, into a genuine repair or replace decision, because at that age the next failure is more likely to be an expensive component rather than a cheap one. A capacitor is generally a small bill. A compressor or an evaporator coil is a different order of magnitude, and at ten years it is worth knowing that before it happens rather than after.
The honest version is this: if your system is around ten years old and has been maintained, you are probably fine and should keep maintaining it. If it is around ten years old and nobody has looked at it in a while, that is worth a visit, and an AC tune up in Vero Beach is the cheapest way to find out where you stand.
Sizing Matters More in a Villa, Not Less
A good number of the homes at Harmony Reserve are villas in the 1,200 to 1,300 square foot range. People often assume a smaller house means the sizing question matters less. It is the opposite.
An oversized system in a small Florida home is a real problem. It cools the air quickly, satisfies the thermostat, and shuts off before it has pulled any meaningful humidity out of the house. You end up with a home that is cold and clammy at the same time, and a compressor that is starting and stopping all day instead of running steadily. Short cycling is hard on equipment and it is one of the more common reasons a system does not reach the age it should have.
We run a proper load calculation before quoting a replacement rather than matching whatever was there before, because what was there before was sometimes wrong. Square footage is a starting point. Ceiling height, window count and orientation, insulation and duct condition all move the answer. There is more on how that works in our AC installation guide.
What We Had on the Table
Alongside the usual pens and brochures we brought a UV air treatment system, which turned out to be the thing people picked up most.
It is worth being clear about what those do. A UV system is not a replacement for a filter and it is not a cure for a dusty house. What it addresses is biological growth on the indoor coil and in the drain pan, which in a humid climate is a genuine issue and one most homeowners never see. If your concern is dust, the answer is usually filtration and duct cleaning. If your concern is that musty smell when the system kicks on, that is a different conversation and UV is often part of it.
We would rather tell you which of those you actually have than sell you both.

Vero Beach is familiar ground for us. Not long ago we were out at Grand Harbor on an AC service call, which is another gated Vero Beach community where the equipment ages tell a story about when each section was built.
A Senior Discount That Is Not a Limited Time Offer
This one is worth saying plainly at a 55+ community, because it gets lost among the seasonal coupons.
Homeowners 65 and older get 10 percent off, and it is not a seasonal promotion that expires at the end of the month. It is ongoing. It applies to one personal discount per job, it does not stack with other coupons, and it excludes maintenance plans. Veterans, active duty and spouses get the same 10 percent on the same terms.
Just ask for it when you book, not after the work is done. The rest of what is running at any given moment lives on our offers page.
Where to Find Us Around Vero Beach
We are based in Fort Pierce and we cover Indian River County daily, so Harmony Reserve is a comfortable run for us rather than an outlying call. If you need us, whether that is an AC repair in Vero Beach, a replacement quote, or just someone to tell you honestly whether your ten year old system has life left in it, we are at 772-971-8587 or you can schedule online.
If regular care is what you are after, the maintenance plans cover it either once or twice a year depending on which club suits you. In a 55+ community where a lot of people are seasonal, twice a year tends to make more sense than people expect, because a system sitting unused for months has its own set of problems.
Community events are something we make time for. Earlier this year we were at the Treasure Coast Builders Association showcase, and the rest of what we get up to locally sits under community involvement.
If you live out there and want the detail rather than the recap, we have put together a page on AC repair in Harmony Reserve covering what the two build phases mean for your system, and why the villas being fee simple makes a replacement simpler here than in most communities.
Thank you again to Harmony Reserve for having us. We had a genuinely good morning, and we will come back any time you will have us.
