Signs Your AC Is Overdue a Tune-Up
A tune-up is what you do before the symptoms start. If any of these are already showing, the system has been running without help for a while.
Warm air at the vents
It reaches the setting, but it takes noticeably longer than it used to.
Weak airflow
Weaker air at the registers than you remember, with no obvious cause.
Short cycling
It runs, stops, and starts again more often than it did last year.
Water near the air handler
Damp around the air handler, or a drain line that has been slow.
Ice on the line set
Any frost on the coil or the copper, even briefly, even if it clears.
Humidity that will not drop
The house cools but never quite dries out.
A power bill that jumped
The bill has crept up while nothing about how you live has changed.
New noises
A new noise at startup that you have started listening for.
It has been more than a year? Call (772)-971-8587 and we will get it booked.
What Our Customers Are Saying
What homeowners say about our tune-up and maintenance work.
How We Price an AC Tune-Up
A tune-up is a flat rate, agreed before we come out, and it covers the whole checklist rather than a quick look at the parts that are easy to reach. If we find something that needs fixing, that is a separate conversation with its own price, and you decide.
Clearly and transparently
One flat price for the full eighteen point service, known before we arrive.
Diagnosis comes first
We work the same checklist on every system, so nothing gets skipped because the day is running long.
What makes one big or small
If the visit turns up a fault, we tell you what it is, what it takes to put right, and what happens if you leave it. No work starts without your say so.
When a tune-up is not the answer
Sometimes the honest finding is that the system is near the end rather than out of tune. We will say so plainly and show you the numbers rather than selling you a service that will not help. If it comes to that, we provide free estimates
Want to get it booked? Call 772-971-8587 and we will find a slot. You can also look at a free replacement estimate or financing options.

What Is Actually Done During Your Tune-Up
Our technicians work the same extensive checklist on every visit, on every major brand. It is what keeps bills lower, air cleaner and the system running longer, and it is the reason a tune-up finds the failures that would otherwise turn up in August. We do not supply filters. If a filter is in place we change it as part of the visit, so the easiest thing is to keep a pack of the right size at the house and leave one out for the technician.
Not Cooling
Quality Inspection of: all electrical connections, the blower wheel, the condensate pan, the mounting pad and stand, the air filter, and all heating components.
Frozen Coils
Testing and Verification of: refrigerant levels, the fan motor, the compressor, temperature split, the capacitor and contactor, thermostat operation, voltage and amp draw, and the safety controls.
Water Leaks
Clean and Sanitise: the condenser coil and the drain line, which is where most of the summer emergency calls we take actually begin.
Electrical Faults
Temperature split is the one most homeowners have never heard of and the one that tells us most. It is the difference between the air going in and the air coming out, and it is how a system that looks fine proves it is not.
Noise and Short Cycling
Electrical parts give warning. A capacitor reading low is a ten minute job now and a no cooling call in July, and the reading is the only way to know.
Thermostat Issues
Ensuring a top notch system every time.
What a Tune-Up Catches on the Treasure Coast
Coastal Florida asks more of an air conditioner than almost anywhere, and these are the four things a tune-up is most often the reason you never hear about.
Salt Air Corrosion
Salt corrosion on condensers near the water. Caught at a service visit it is a cleaning and a conversation. Found in August it is usually a coil.
Humidity Load That Never Lets Up
Drain lines. A system here runs most of the year, so the line stays wet and algae grows fast. Clearing it is on the checklist, which is why our maintenance customers make far fewer of these calls.
Afternoon Storm Power Events
Weak capacitors and tired contactors after a season of storms and brownouts. These are cheap while they are still working and expensive the moment they are not.
August Run Time
A system that has quietly lost charge. It still cools, so nobody notices, and it works harder every month until the first genuinely hot night finds the limit.

Why Treasure Coast Homeowners Book Their Tune-Up With Us

What Our 252 License Means for Your Warranty
Family Air Experts holds a Florida 252 certified HVAC contractor licence, which is the state level certification, not a county registration.

Your Manufacturer Warranty Stays Valid
Work performed by a 252 licensed contractor keeps your parts coverage intact. We document what we did and what we replaced, so there is a record when you need it.
We Handle the Claim Paperwork
If a covered part fails, [we file the claim with the manufacturer and you pay only labor]. Confirm exactly how we handle this before publishing.
F.A.Q.
Frequently Asked Questions
How often should my AC be tuned up
In Florida, every six to twelve months. The system runs most of the year here rather than seasonally, so it accumulates wear on a different schedule to the same unit further north. Regular servicing keeps it in peak condition, heads off most repair problems, catches issues early and extends the life of the equipment. 772-971-8587
What is included in an AC tune-up
The full eighteen point checklist on this page: a quality inspection of the electrical connections, blower wheel, condensate pan, mounting pad and stand, air filter and heating components; testing and verification of refrigerant levels, fan motor, compressor, temperature split, capacitor and contactor, thermostat, voltage and amp draw and safety controls; and cleaning and sanitising the condenser coil and drain line. Call 772-971-8587 to book it. We do not supply filters. If a filter is in place we change it as part of the visit, so the easiest thing is to keep a pack of the right size at the house and leave one out for the technician.
How fast can you get to my home in Fort Pierce or Port St. Lucie
We are based in Fort Pierce, so both are close. Tune-ups are scheduled rather than emergency work, so we will usually offer you a choice of days, and we message you the morning of your appointment.
Will a tune-up fix a system that is already struggling
Sometimes, and honestly not always. A system low on charge, with a dirty coil or a weak capacitor often comes back to life on a service visit. A system with a failing compressor will not, and we will tell you that rather than take the money and leave you where you started. free estimate
Are you licensed and insured in Florida?
Yes. We hold a Florida 252 certified HVAC license and carry full liability insurance. That certification is also what keeps your manufacturer warranty valid. What the 252 license covers.
Does skipping maintenance affect my manufacturer warranty
It can. Most manufacturers require documented service by a licensed contractor to keep parts coverage in force, so an undocumented system is a warranty claim waiting to be refused. We are a Florida 252 certified contractor and the visit is documented.
Do you service brands you did not install
Yes. We are a Lennox Premier Dealer, but our technicians service every major residential brand.
Do you service the barrier islands?
Yes. Hutchinson Island, the Vero Beach barrier island and the communities along the water are all on our regular route, and salt corrosion is one of the specific things the checklist looks for.
